Chapter 4. Maintenance Theories, Models and Frameworks

It is paramount that every idea under the sun is underpinned by a theoretical framework, basically to declare that all ideas originate from the work that was previously completed by others. Multiple theories, models and frameworks defined by various constructs are discussed in this chapter to support this study’s conceptualisation. The purpose of this chapter is to assess the relationship between endogenous variables and exogenous variables of different models and frameworks and determine key constructs that are common with all the models and frameworks. Common constructs from all the models and frameworks included policy, resource management, maintenance execution and continuous performance improvement of maintenance processes. More so, from the assessment two research gaps were identified and explored in the following chapters. The identified gaps were stakeholder coordination and employee participation. This study identified maintenance management framework that is based on PAS 55 standard by as the underpinning framework for this study’s conceptualisation. Similarities and differences between the conceptualisations were addressed in this chapter. This current study, for instance, instead of addressing the satisfaction of stakeholders, like did, it mainly places its focus on identifying and coordinating key stakeholders in sustainable maintenance and their significance towards a building that performs and meets its organisational goals and targets.
