The Role of Harmonised Data Collection in Evaluating Short-Term Rentals: A Case Study of Portugal
The rapid expansion of short-term rentals (STRs) in Portugal, driven by platforms like Airbnb and Booking.com, has significantly reshaped the lodging sector. This growth is further bolstered by the increased accessibility provided by low-cost carrier routes, attracting tourists seeking short breaks and flexible, unique accommodation experiences. STRs have evolved from a niche market to a significant competitor, diversifying accommodation options and fuelling tourism growth. However, significant challenges exist in gathering accurate, timely STR supply and demand data. Discrepancies between Portuguese (INE) and European (Eurostat) data lead to an incomplete market view. To analyse this reality, this chapter uses a quantitative approach to assess how fragmented data affects STR market analysis in Portugal. By examining STR growth, spatial distribution, and demand, the study highlights significant reporting gaps, especially in Lisbon, Porto, and the Algarve, stressing the need for harmonised data collection to inform regulatory strategies and support sustainable tourism development.
