Real Estate Asset Allocation auf Basis des Black-Litterman-Ansatzes. Ein Modell zur gleichgewichtsorientierten Portfoliodiversifikation an zyklischen Immobilienm?rkten
Kern der vorliegenden Arbeit ist die Entwicklung eines Black-Litterman-Modells zur Allokation von Immobilienportfolios. Motiviert durch die global zunehmende Bedeutung des Immobilien-Portfoliomanagements und die begrenzte Eignung der Markowitz?schen Portfolio-Selektionstheorie in der Praxis wird nach einer kurzen Einf?hrung und der Darstellung aktueller Entwicklungen im Immobilien-Investment ein Katalog mit wesentlichen Anforderungen an ein Allokationsmodell erstellt, der als Grundlage weiterer ?berlegungen dient. Hiernach erfolgt eine ausf?hrliche Beschreibung des erstmals im Jahre 1991 ver?ffentlichten Black-Litterman-Ansatzes, der sodann stark modifiziert wird, um eine ?bertragung auf die Assetklasse Immobilien zu erm?glichen. Dabei finden die Transparenz von Immobilienm?rkten sowie die intertemporale Portfoliosensitivit?t angesichts hoher Transaktionskosten und geringer Fungibilit?t von Immobilien besondere Beachtung. Das entworfene, gleichgewichtsorientierte Modell dient der Allokation realisierbarer und effizienter Immobilienportfolios bei variablem Prognosehorizont und gestattet die Abgabe individueller Einsch?tzungen zu zuk?nftigen Immobilienmarktentwicklungen, was sich als taktische Asset Allocation im immobilienzyklischen Kontext auffassen l?sst. Durch die Parametrisierung der f?r Immobilienanlageentscheidungen wesentlichen Markttransparenz hat der Investor nun die M?glichkeit, die Sicherheit seiner Einsch?tzungen an die Verf?gbarkeit von Immobilienmarktdaten zu kn?pfen: Je intransparenter ein Markt, desto bedeutender sind die individuellen Ansichten des Anlegers und umso gr??er ist deren Einfluss auf die Portfoliostrukturierung. Des Weiteren ist die intertemporale Robustheit von Immobilienportefeuilles nach Belieben steuerbar, sodass sich nicht nur reagible Portfolios als Ausdruck einer aktiven Anlagepolitik, sondern auch ?u?erst stabile Allokationen vor dem Hintergrund hoher Transaktionskosten und geringer Fungibilit?t bilden lassen. Modellgest?tzt kann jeder Investor somit selbst festlegen, wie stark er ein diversifiziertes Portfolio im Zeitablauf umschichten m?chte. Anhand von Renditezeitreihen US-amerikanischer B?roimmobilienm?rkte und unter Ber?cksichtigung der jeweiligen Fl?chennachfrageentwicklung sowie des Real Estate Transparency Index von Jones Lang LaSalle beziehungsweise LaSalle Investment Management wird das neue Verfahren schlie?lich empirisch getestet. In Gegen?berstellung mit dem Markowitz- sowie dem Marktportfolio l?sst sich zeigen, dass das Black-Litterman-Modell w?nschenswerte Ergebnisse liefert und daher auch f?r den praktischen Einsatz geeignet scheint.
